Sold at a pre-foreclosure auction for $391,000. This was a short sale and took 6 months for the lenders to come to agreement; however, our buyer, the original winner stuck with us to the final closing. How many short sales do that? In fact most of our winners stay. They get the “Right of first refusal” with our online auction. Unlike the usual short sales or reos they do not have to endure the continual “Give us your highest and best.” If the bank wants more or different terms we go to the winner first and ask them if they want to take the offer. 1234 Oakhurst Way, Beaumont, CA closed on Friday, Jan. 22 after an online auction that closed successfully 9/12/09.
This property was a short sale and took 3 months to negotiate and 1 month to close. One of the encouraging features we have found with the online auction is that our winners stay with the process to the end. They do not have the same fall out rate that the standard short sale suffers.
One of the benefits of buying at our short sale auctions is that the properties are generally in very good condition. They have not gone through foreclosure and have been vacant and unattended for a long period of time.

We were going to leave Thursday, Jan 14 at 3pm, but with 3 escrows closing from our auctions in the next 2 weeks, packing for the road trip, there was so much to do. And by 6pm all we could do was eat dinner and go to sleep. Juanita Turman, one of our auctioneers, and I then left at 2:15am.
Stopping frequently as ladies will do, we had few adventures, one drove, one was on the cell phone and computer for as long as either would last. Saw the great red mesas and volcanic mountains in New Mexico. I had no idea there were so many volcanos in New Mexico. Didn’t have time for the Petrified Forest or the Volcanic Museum. Did have one 6 inch rock come flying up from the divide on Hwy. 40.
We stopped at the Americana Motel in Tucumcari. Wow it is right back from the 50s route 66 days with hardwood panelling. You have to turn off the air conditioner to use the microwave. But nice rooms. frig, micowave, coffee pot and breakfast in the office for an embarrassingly low price.
Stop there if you get a chance when in New Mexico. Keep tuned for more of the road trip.

My Vision and my experiences:
Based on my life and experiences dealing with people, my intent and goal is to give back to the world oppose to taking from it. I want to add value and be a positive role model. I enjoy reading and one of the books that I keep close to me is “The Science of Getting Rich by Wallace D. Wattles, this book inspired the movie The Secret that I also enjoy,
I’ve come to realize that what you focus on is what you get out of life, we can’t monitor all of our thoughts, but I try to remember “most” of the time and focus only on the positve and the end result that I would like to see. Based on my experiences and being told “NO” numerous times and or doing things other people’s way made me realize that it has to be an easier/better way to go about getting what I may need and want without being negative and greedy and at the same time give back. So in August of this year Real Estate Deal Makers was created based on my past experiences and me wanting to just give back regardless of what I have gained or lost.
How many times have we walked passed someone less fortunate, regardless of race, gender, age, etc. and just act like we didn’t see what I just mentioned, for whatever reason we all have our own reasons of “WHY” we do or don’t do something, based on my experiences I would like to create a solution oppose to adding to the problem. My vision is to help disadvantaged kids b/c they are our future, for better or worse so by helping in a positive manner it’s better for all of us in the long run, maybe opening up a Real Estate Investment school and guess how much the tuition would be? (FREE) It’s people all over the world that can use what I’m trying to do, Africa, Europe, you name it. Want makes so many people fight over petty things b/c of jealousy, greed, money,etc. and instead of tuning out and acting as if I’m blind I want to tune in and do what I can. I feel like this is my calling, my vision. I’m grateful for all my experiences because if I wouldn’t have been through what I’ve experienced I wouldn’t be who I am today.
